By completely overhauling the spatial design to include a state-of-the-art DJ booth, an exclusive VIP lounge, and a high-capacity back bar, our team transformed the space into a premier, modern nightlife and sports viewing destination on the Florida Gulf Coast.

The Challenge: MEP Upgrades and Siesta Key Logistics

Renovating a historic hospitality venue in a dense, high-traffic tourist district like Siesta Key Village presents severe logistical and engineering hurdles. As a barrier island, Siesta Key presents unique staging restrictions, tight parking, and dense pedestrian zones, making heavy commercial material delivery highly complex.

Beyond the location, a modern nightclub requires massive technical infrastructure. The primary engineering challenge was safely retrofitting the building’s aging MEP (Mechanical, Electrical, and Plumbing) systems. We had to support the extreme new power loads required by the custom DJ booth, extensive architectural lighting, and massive A/V television arrays. Furthermore, introducing a new high-capacity back bar required complex subterranean plumbing tie-ins within an existing commercial concrete slab. Because this is a high-occupancy assembly space, every spatial change—especially the walled-off VIP area—triggered rigorous Sarasota County fire protection, life-safety, and ADA accessibility compliance reviews. Mismanaging these strict local codes is the top cause of costly delays in hospitality construction.

The Strategy: Technical Sequencing and Local Compliance

To deliver this hospitality project before the peak Sarasota tourist season, Holliday Group implemented an aggressive, fast-tracked construction schedule tailored for tight urban zones.

To tackle the electrical and A/V challenges, our project managers coordinated closely with specialized engineers to discreetly route the massive new wire loads, preserving the club’s sleek aesthetic. For the plumbing retrofits at the new back bar, we executed precision concrete trenching strictly during off-hours to minimize noise and impact on neighboring Siesta Key Village businesses.

Most importantly, our pre-construction team leveraged our deep local expertise. We didn’t wait for standard inspections; we actively engaged Sarasota building officials and local fire marshals during the schematic phase. By preemptively clearing the new VIP zoning and egress routes with local authorities, we ensured zero compliance bottlenecks once construction began.
