Compounding these physical shortages was a complete lack of communication and reliability from material sellers and vendors. Procurement timelines for the home’s highly specialized architectural glass and premium interior finishes became moving targets. This unprecedented silence from suppliers directly threatened the tight construction schedule. In luxury construction, sequencing is everything; if a critical component like the exterior glass is delayed, you cannot seal the building envelope. If the envelope isn’t sealed, you cannot safely install high-end drywall or custom cabinetry without risking moisture damage. If one material was delayed, we advanced a different phase of the interior buildout that could be safely executed. We kept the clients fully informed of every single logistical shift, ensuring they never had to guess the status of their home, their schedule, or their high-end materials.
