Building a true open-concept, modern luxury home requires a strict construction schedule, but for this project, the primary hurdles were entirely logistical. Built during the height of the post-COVID construction boom, the project was immediately hit with severe, industry-wide material shortages.

Compounding these physical shortages was a complete lack of communication and reliability from material sellers and vendors. Procurement timelines for the home’s highly specialized architectural glass and premium interior finishes became moving targets. This unprecedented silence from suppliers directly threatened the tight construction schedule. In luxury construction, sequencing is everything; if a critical component like the exterior glass is delayed, you cannot seal the building envelope. If the envelope isn’t sealed, you cannot safely install high-end drywall or custom cabinetry without risking moisture damage. Standard project management was simply no longer enough to keep this complex build on track.

The Strategy: Maximum Communication to Eliminate Surprises

Our solution to this industry-wide hurdle was aggressive, maximum communication. While we couldn’t control the global supply chain or force vendors to manufacture materials faster, we could absolutely control the flow of information on the job site. To combat the lack of communication from material sellers, our project management team stepped in to bridge the gap, initiating major, ongoing communication directly with the homeowners. We implemented a highly transparent forecasting strategy. By identifying vendor delays early, we constantly pivoted our construction sequencing—shifting our labor force to available phases of the build to keep the site active and progressing. If one material was delayed, we advanced a different phase of the interior buildout that could be safely executed. We kept the clients fully informed of every single logistical shift, ensuring they never had to guess the status of their home, their schedule, or their high-end materials.

 During a high-end custom residential build in Lakewood Ranch, the homeowner requested a fully integrated smart lighting and automation system halfway through construction, the original plans didn’t account for the added circuitry and low-voltage infrastructure. This caused potential conflicts between framing, insulation, and wiring runs, risking both code compliance and design intent.

The Strategy

Holliday Group tapped a trusted vendor Sarasota Electrical to design the system from scratch coordinating with the interior designer to to ensure all lighting design elements were properly incorporated.
