This modern waterfront home blends high-end modern style with the rigorous structural demands of a high-velocity hurricane zone. The four-story, luxury residence was built right on the coast of Sarasota Bay.
This home stands as a benchmark for hurricane-resistant luxury in Sarasota. The home exceeds ASCE 7-22 wind-load codes while maintaining a seamless, modern aesthetic. During this project, Holliday Group resolved complex vertical integration and moisture-management challenges during the planning phase. The result was a quiet, durable, and structurally sound home that defines waterfront excellence.
Engineering for the V-Zone. Constructing a four-story vertical residence in a FEMA V-Zone required navigating regulatory and environmental obstacles. The primary challenge involved integrating a four-story structural elevator core within strict coastal setback limits. We needed to make sure it functioned properly for the home’s lateral stability.
Furthermore, the home’s proximity to the bay required a proactive approach to managing a high water table and potential pressure against the foundation.
Proactive Coastal Engineering. Holliday Group utilized an integrated preconstruction approach to establish a “zero-tolerance” layout across all four levels. We performed comprehensive digital field-verifications to ensure that structural steel headers and frameless glazing tracks were aligned before fabrication. To protect the home’s long-term integrity, we implemented engineering features to mitigate moisture wicking and hydrostatic risk.
We managed a disciplined installation sequence for ultra-high-end finishes, ensuring that custom millwork and interior finishes were only introduced once the building’s shell was sealed. This approach helped to mitigate factors that could hurt finishes, like humidity.
