Project Overview
As the custom home builder for this project, our job was to add large front and backyard spaces to an existing high-end waterfront home on Siesta Key. The client wanted a mix of modern metal design and a relaxing outdoor feel, highlighting new steel staircases and a raised deck overlooking the water. A major goal was keeping the property’s fragile shoreline and natural landscape safe while building a custom water feature right underneath the new front entrance, which required careful planning to protect the sandy ground and soil.
The Challenge: Balancing Heavy Metal Stairs with a Fragile Waterfront
Building with heavy steel and adding raised decks directly on the Siesta Key waterfront brings unique challenges. The constant salty sea breeze, high humidity, and extremely strict hurricane rules for waterfront homes mean that outdoor structures must be incredibly strong and completely rust-proof. Also, placing heavy metal stairs directly over a planned water feature means the supports have to share a very small space with the plumbing.
Usually, builders use thick concrete pillars or treated wood for raised decks and entries because these materials easily meet coastal building codes and handle water well. However, using these standard materials would have ruined the client’s goal of a sleek, modern look. Thick concrete columns would have looked bulky, blocked the ocean breeze, and completely hidden the beautiful water feature under the stairs.
We also faced challenges with getting around the property. Waterfront lots are often narrow, and we had to bring heavy metal parts and equipment into a tight backyard near the water without damaging the main house, the driveway, or the fragile shoreline.
The Strategy: Smart Engineering and Careful Site Work
To give the client exactly what they wanted without putting the home or waterfront landscape at risk, we used a very careful building plan.
-
Rust-Proof Steel Framing: To solve the problem of salty ocean air and heavy winds, we used special steel that was treated and coated to easily resist water and rust. This let us keep the slim, modern look the client wanted while still making the stairs and deck strong enough to pass strict coastal hurricane codes.
-
Deep Metal Post Foundations: To hold up the heavy front stairs without messing up the water feature below, we used long, screw-in metal posts driven deep into the ground. This method gave us a huge amount of support in the sandy soil while taking up very little space, so we could hide the supports completely inside the water feature’s stone base.
-
Small-Scale Crane Logistics: To safely build the backyard deck and front entry in tight spaces along the water, we used small, narrow cranes on tracks. This smart equipment choice let us move heavy steel pieces into place without bumping into the house, sinking into the soft sand, or ruining the client’s existing yard.
Conclusion
Completing these beautiful home additions shows why we are a trusted luxury residential contractor capable of solving tough building problems on the water. By using creative framing and careful planning, we protected the client’s stylish design and the safety of their waterfront home. Every part of the project passed strict coastal building codes, allowing us to deliver the client’s exact dream of a modern, floating entryway and a beautiful raised deck without any compromises.
