This project required navigating strict commercial construction regulations, including safety compliance, accessibility standards, and structural requirements, while also managing limited site access in a busy area that made material delivery and daily operations challenging.
Coordinated closely with local authorities to ensure all compliance documents were submitted and approved on time.
Implemented a controlled delivery schedule to manage traffic and ensure smooth movement of materials.
Organized workflow planning so teams could operate efficiently within the restricted space.
Constructing Lo’Key Island Grille required managing coastal building conditions, including strict environmental guidelines, hurricane-resistant structural requirements, and limited space for material handling on the narrow island roads, all while ensuring the project maintained its island-inspired design vision.
Early Coordination: Collaborated with coastal regulatory authorities, structural engineers, and environmental consultants early in the planning phase to address all shoreline and hurricane-resistant building requirements.
Digital Planning & Simulation: Used BIM modeling to identify structural conflicts, plan mechanical layouts, and ensure that all coastal code and safety standards were met before construction began.
Logistics & Access Management: Implemented a controlled delivery schedule and off-site staging to manage limited island road access and maintain a smooth workflow.
Constructing a restaurant in a busy downtown area presented multiple challenges including strict health and safety codes, coordination of commercial kitchen installation alongside dining areas, and integrating outdoor patio space that meets local zoning and weather resilience standards, all while minimizing disruption in a high-traffic location.
Early Collaboration: Engaged local health inspectors, architects, and engineers early in the design process to ensure smooth approval of kitchen and dining area layouts.
BIM Integration: Utilized Building Information Modeling to coordinate complex mechanical, plumbing, and ventilation systems critical for commercial kitchen operations.
Logistics Management: Scheduled material deliveries during off-peak hours and coordinated with city officials to minimize impact on downtown traffic and pedestrian flow.
Located in Sarasota, FL, the Rock Climbing Gym is a specialized commercial construction project developed using a modern metal building system. The primary goal was to create a structure capable of supporting high vertical spaces, heavy loads, and continuous daily use.
Throughout the project, careful attention was given to safety, structural strength, and efficient space utilization. The metal building construction allowed for faster project completion, cost efficiency, and flexibility for future expansion. The result is a durable, high-performance facility designed to meet the demands of an active recreational environment.
Bright Open Spaces
We have been lucky enough to do several renovations on a Private Club in Sarasota. We began with their Kid’s Room and then continued in their Fitness Center, and finally their Poolside Gazebo. We were able to work with existing structures and add on to them, while still preserving their historical aspects. Here at Holliday Group we will work with you no matter how the big the project, to ensure that everything is up to your standards.

Holliday Group had the pleasure of working with the owners of One Eyed Jack’s twice. The first time at The Sarasota Kennel Club and now at its new location on Bee Ridge. This project was built with flow and capacity in mind, ensuring a well laid out space with tons of room.
