Project Overview
Holliday Group was hired to completely renovate a massive, 12,641-square-foot building in the heart of St. Armands Circle. The goal was to transform an aging two-story space into a stunning, high-end shopping boutique. We were tasked with giving the outside a fresh, modern look while completely rebuilding the inside. But midway through the build, the project faced the ultimate test: a direct hit from a major Florida hurricane.
The Challenge: A Mid-Construction Hurricane
In commercial construction, the schedule is everything. A business owner loses money every day their doors are closed. When a hurricane strikes a project right in the middle of a major renovation, it usually spells disaster for the timeline. An exposed building can take on massive amounts of water, ruining the new drywall, electrical wiring, and framing. Beyond the physical water damage, hurricanes cause massive power outages, stop delivery trucks from bringing in materials, and delay standard work for weeks. Most construction projects get pushed back by months after a storm of this size. Our challenge was to protect the half-finished building, clean up the aftermath, and somehow keep the client’s grand opening exactly on schedule.
The Strategy: Rapid Prep and Aggressive Resequencing
To beat the storm and save the timeline, our project management team went into overdrive before the rain even started, and worked aggressively the second the skies cleared.
Securing the Shell
Days before the storm hit, we locked down the site. We safely secured all loose materials, boarded up exposed areas, and waterproofed the vulnerable inside spaces to ensure the new construction wouldn’t flood.
Immediate Dry-Out
The minute the storm passed and the roads were safe, our team was back on site. We immediately brought in heavy-duty commercial dehumidifiers and generators. We completely dried out the building to ensure zero moisture was trapped inside, preventing any chance of future mold.
Rearranging the Schedule
Because the storm cost us several work days, we had to get creative to catch up. Instead of just waiting for delayed material deliveries to resume, our project managers completely reorganized the daily schedule. We shifted our crews to focus on different, available phases of the interior buildout, ensuring the project kept moving forward every single day.
Conclusion
This St. Armands project proves that hiring the right commercial builder is about how they handle the unexpected. Despite taking a direct hit from a hurricane mid-renovation, Holliday Group protected the building, managed the cleanup, and delivered a stunning 12,641-square-foot luxury boutique exactly on time. We gave the client a beautiful, modern store and protected their business by ensuring they didn’t miss their grand opening.
