The Vision

Beach Villas was designed to deliver the ultimate Sarasota vacation lifestyle. Situated directly across from the world-famous quartz sands of Siesta Beach and within walking distance of Siesta Key Village, the 22-unit complex required a design that capitalized on its premium location. The architectural plans called for expansive private balconies and floor-to-ceiling glass to flood the two and four-bedroom luxury condos with natural light and unobstructed Gulf views.

The Coastal Construction Challenge

Building high-density multifamily housing on a barrier island like Siesta Key presents a severe clash between aesthetic vision and the Florida Building Code. The developer faced significant hurdles navigating the intersection of strict coastal energy efficiency mandates, mid-rise fire protection codes, and ADA accessibility—all while operating on a highly constrained zero-lot-line site.

Specifically, achieving the desired “wall of glass” aesthetic directly conflicts with Sarasota County’s stringent solar heat gain and energy efficiency requirements. Furthermore, integrating a commercial-grade fire suppression system and ensuring full ADA accessibility in a building that must be heavily elevated above the FEMA Base Flood Elevation (BFE) threatened to consume valuable square footage and delay local permitting approvals.

The Holliday Group Strategy

To deliver this project without sacrificing the architectural intent or blowing the budget on carrying costs, Holliday Group implemented a highly specialized coastal construction strategy.

  • Custom Glazing & Thermal Engineering: To resolve the conflict between natural light and energy compliance, we sourced specialized, thermally broken aluminum framing systems paired with impact-rated, low-emissivity (Low-E) coastal glass. This allowed us to pass Sarasota County’s strict energy envelope inspections without reducing the size of the Gulf-facing windows or compromising the high-velocity hurricane zone (HVHZ) wind-load ratings.

  • Concealed ADA Flood-Zone Integration: Because the ground floor had to be elevated to mitigate storm surge, standard ADA ramping would have created an unsightly, institutional facade. We engineered a terraced, hardscaped approach that seamlessly integrated ADA-compliant inclines into the luxury landscaping. This satisfied federal accessibility requirements and local inspectors while maintaining the high-end curb appeal expected of Siesta Key real estate.

  • Optimized Fire Suppression Routing: Barrier island water pressure often fluctuates, complicating mid-rise fire protection. We installed a specialized, high-efficiency booster pump and precisely routed the fire suppression lines through optimized structural chases. This strategy met all stringent life-safety codes while preserving the maximum possible ceiling heights for the luxury floor plans.
