Project Overview
Holliday Group served as the commercial general contractor for multiple locations of Dog Perfect, a premium pet retail and grooming brand. Our scope ranged from a complete 1,557-square-foot remodel of a leased strip center space in Osprey, to a full 2,100-square-foot ground-up interior buildout in Parrish, as well as targeted heavy-duty upgrades at their Lakewood Ranch facility. The overarching goal was to deliver high-performance pet facilities that seamlessly combined a pristine shopping experience with a heavy-duty, high-volume grooming operation.
The Challenge: Dealing with Barking, Fur, & Design Pivots
Building a dog grooming salon inside a shared commercial center brings a unique set of hurdles. First, standard shopping center walls do nothing to block the high-volume noise of barking dogs, which can quickly lead to noise complaints from neighboring businesses. Second, regular retail plumbing simply cannot handle washing dozens of shedding dogs daily; standard drains will clog with fur, leading to flooded floors.
Beyond noise and plumbing, commercial buildouts require extreme on-the-spot flexibility. For example, during the Parrish buildout, the client needed the entire 2,100-square-foot interior floor plan to be completely flipped (mirrored) and an exterior door removed to better suit the workflow. Additionally, as we saw during the Lakewood Ranch remodel, active grooming rooms take massive physical abuse. Rusted metal floor grills, peeling drywall, and standard water heaters struggling to keep up with demand are common problems that force businesses to close for repairs.
The Strategy: Soundproofing & Custom Drainage
To protect the client’s operations and keep their stores running without interruption, we focused on smart utility management and durable finishes.
Trapping the Noise
We built specially insulated, soundproofed walls between Dog Perfect and the neighboring tenants. We also separated the air conditioning ducts so the sound of blow dryers and barking couldn’t travel through the ceiling vents into the quiet retail area.
Hair-Catching Plumbing & Endless Hot Water
Instead of relying on regular floor drains, we installed custom hair-catching systems hidden under the concrete to safely trap fur before it reaches the main sewer lines. At the Lakewood Ranch location, we also ripped out the old, struggling tank water heaters and retrofitted the plumbing for high-capacity tankless water heaters, ensuring the staff never runs out of warm water during busy shifts.
Layout Flexibility & Waterproof Upgrades
When the Parrish layout was mirrored, our framing, electrical, and HVAC teams pivoted seamlessly to keep the schedule on track. To prevent future moisture damage at Lakewood Ranch, we demoed the old flooring and matched the slip-resistant commercial flooring we used in Osprey. We also raised the waterproof wall panels (FRP), installed rot-proof PVC baseboards, and added custom PVC gates, creating grooming rooms that are entirely waterproof and incredibly easy to sanitize.
