Project Overview
Holliday Group was hired to build a 4,681-square-foot luxury custom home in the established Hillview neighborhood of Sarasota. The client wanted a large, single-story layout featuring four bedrooms, a custom pool, and a massive screened outdoor living space. Building a footprint of this size on a 12,780-square-foot lot requires precise execution, especially when operating in a historic, densely populated area.
The Challenge: Heavy Logistics on Narrow Streets
Building a massive single-story home requires pouring a huge concrete slab and bringing in oversized roof trusses. Doing this in an empty, new subdivision is standard practice. Doing it in an older neighborhood like Hillview is a logistical headache.
The streets are narrow, overhead power lines are in the way, and the lots are surrounded by mature trees and neighboring homes. If a builder simply sends in standard heavy machinery and bulk delivery trucks, they will block neighborhood traffic, damage city sidewalks, and crush the root systems of protected trees. Our challenge was navigating this heavy construction without disrupting the community or damaging the historic landscape.
The Strategy: Phased Deliveries and Strict Site Control
To safely build this large home on a tight lot, we executed a highly controlled site management plan that kept the heavy equipment in check.
Phased Material Deliveries
Instead of dropping all the concrete block, lumber, and roof trusses at the site all at once, we scheduled smaller, strictly timed deliveries. This kept the narrow neighborhood streets clear for local traffic and prevented the job site from turning into a cluttered, unsafe hazard.
Controlled Crane Operations
To get the massive roof trusses into place without hitting power lines or mature tree canopies, we mapped out highly specific crane positions. Our rigging teams carefully threaded the heavy materials directly onto the frame, avoiding overhead obstacles.
Strict Site Boundaries
Before digging the custom pool or pouring the foundation, we set up rigid protection zones around the property lines and existing trees. This ensured our heavy machinery stayed within a tight footprint and never damaged the neighboring yards or the historic landscape.
