Project Overview
Holliday Group was hired to execute a 2,300-square-foot commercial infill project for Circle Chiropractic in Lakewood Ranch. The goal was to convert an existing retail space into a fully functional, modern medical clinic. We remodeled the interior to include four private exam rooms, administrative spaces, and a highly specialized X-ray facility. We achieved this while leaving the building’s structural exterior and primary utilities intact to keep the project timeline fast and highly cost-efficient.
The Challenge: Radiation Shielding and Medical-Grade Power
Building a medical office requires much stricter safety and electrical standards than a standard retail storefront. The biggest hurdle in this space was integrating a high-powered X-ray machine into a standard commercial suite. Standard drywall provides zero radiation protection, and normal retail electrical panels do not have the capacity to handle the massive, instant power draw of medical imaging equipment. Furthermore, to save the client time and money, we needed to execute this buildout without trenching new plumbing into the concrete foundation or overhauling the existing air conditioning.
The Strategy: Smart Upgrades and Precise Site Planning
To deliver a safe, high-performance medical facility, our team focused heavily on specialized electrical engineering and precise radiation shielding.
Radiation Protection
For the new X-ray room, we installed specialized 1/2-inch lead-backed walls to safely shield the surrounding exam rooms and waiting areas from radiation. This required highly precise framing and handling, followed by a strict shielding evaluation by a licensed medical professional.
Medical-Grade Power
Instead of ripping out the entire electrical system, we safely retained the building’s existing 200-amp main panel and installed a dedicated 100-amp subpanel exclusively for the X-ray machine. This gave the medical equipment the dedicated power it needed without triggering a massive, costly overhaul of the building’s entire power grid.
Efficient Layout Planning
By carefully designing the new interior walls and exam rooms around the existing ADA-accessible bathrooms and mechanical systems, we completely eliminated the need for expensive concrete cutting or roof work. This kept the project moving rapidly and within budget.
