The Snapshot
When a national quick-service restaurant (QSR) expands its footprint, they require a highly adaptable commercial construction partner. Holliday Group has served as the lead commercial general contractor for numerous Moe’s Southwest Grill buildouts all over Southwest Florida. Our portfolio of successfully completed franchise locations includes highly trafficked sites in Sarasota—specifically on University Parkway and Clark Road—as well as a prominent location in Palm Harbor. By transforming existing retail shell buildings into fully operational, brand-compliant restaurants, our team has proven our ability to execute franchise tenant improvements with precision, allowing franchisees to open their doors and generate revenue faster.
The Challenge: Active Plaza Logistics and Compliance
Building multiple franchise locations across the Florida Gulf Coast presents significant logistical and administrative hurdles that go far beyond standard construction.
First, these buildouts were not isolated, standalone structures; they were inline retail conversions located within bustling, fully occupied commercial strip centers. Executing heavy demolition, concrete trenching, and commercial material deliveries in active retail plazas creates immense logistical friction. A contractor must navigate tight staging footprints and strict landlord regulations without disrupting neighboring businesses or deterring plaza foot traffic.
Secondly, building across different municipalities meant navigating wildly different permitting processes, zoning laws, and change-of-use requirements—from Sarasota County up through Pinellas County. Finally, ensuring absolute brand consistency across every site required procuring highly specific, brand-mandated architectural finishes and materials in a volatile supply chain, where a single delayed shipment could push back a grand opening.
The Strategy: Centralized Project Management and Zero-Impact Site Management
To deliver these individual buildouts smoothly, Holliday Group deployed a highly structured construction management protocol tailored for franchise tenant improvements.
To solve the site logistics within active plazas, our project managers implemented “zero-impact” staging plans. We scheduled heavy structural modifications, loud demolition, and bulk material deliveries strictly during off-hours. We actively managed site perimeters to ensure neighboring retail tenants experienced zero operational downtime during our buildouts.
Administratively, our pre-construction team acted as a localized shield for the franchisees. We handled the complex multi-jurisdictional permitting, aggressively expediting change-of-use applications across different county building departments. To protect the timeline from supply chain gaps, we utilized centralized procurement for Moe’s specific corporate finishes, ensuring that the proprietary millwork, lighting, and brand materials were secured and staged long before the local sites were ready for installation.
The Result: Turnkey Delivery for Maximum ROI
Through rigorous project management, proactive permitting, and zero-impact plaza logistics, Holliday Group has successfully delivered brand-compliant Moe’s Southwest Grill locations all over Southwest Florida. We provided turnkey commercial spaces that perfectly mirror the national brand’s rigid aesthetic standards. By turning these locations over on schedule, we protected the franchisees’ investments, allowing them to successfully launch and immediately capture local market share.
