Project Overview
This 3,502 SF custom residential build features a 4-bedroom, 5-bathroom layout that combines traditional Old Florida architectural elements with modern building performance. The design strictly prioritizes an open indoor-outdoor transition. To achieve this, we installed multiple impact-rated bi-fold patio doors that open the main interior living space directly to an outdoor kitchen and exterior living area. The property also features two custom outdoor showers. The interior specifications required high-end finishes and a highly customized specialty appliance package.
The Challenge
The primary hurdle on this project was material procurement. The client selected a package of specialty appliances that experienced severe supply chain delays. In a standard construction schedule, the interior finish phase revolves around cabinetry and appliance installation. Waiting for these delayed units threatened to stall the job site, create “dead days,” and push back the final certificate of occupancy.
The Strategy
To keep the project moving, our project managers completely re-sequenced the interior finish schedule. We bypassed the appliance bottleneck by advancing other complex, high-end features of the home.
Meticulous Custom Millwork Integration
We shifted our finishing crews to focus entirely on the custom fireplace floating shelving. High-end finishes require absolute precision, and we used the schedule buffer to execute this detail flawlessly.
The design called for high-end LED strip lighting integrated into the floating shelves. To do this correctly, surface-mounting the lights was not an option. Our carpentry team routed precise curves and recessed channels directly into the bottom of the wood shelves. This meticulous millwork allowed the LED strips to sit completely flush and hidden from view, providing a perfect light diffusion without exposing any hardware or wiring.
When executing premium custom features, the tolerances are zero. By reallocating our time to these meticulous details, we ensured the craftsmanship was perfect without wasting days on the overall schedule.
