Located in the heart of Downtown Sarasota, this project represents a masterclass in urban infill and residential vertical addition. The objective was highly complex: engineer and construct a modern luxury residential addition directly on top of an established, fully operational commercial photography studio. This project serves as a prime example of how strategic construction management can maximize property density and value within Sarasota’s rapidly growing commercial districts without disrupting existing business operations.
The Challenge: Structural Retrofitting Over an Occupied Space
The primary obstacle was safely building a modern, elevated residential structure over an older existing building while navigating significant structural and logistical risks. Because the original ground-floor studio was never engineered to carry a heavy second-story vertical load, our team had to execute extensive foundation underpinning and complex steel beam retrofitting.
During the initial phases, we uncovered critical discrepancies between the building’s original plans and the actual field measurements. These hidden conditions required immediate engineering pivots to ensure the new structural tie-ins were perfectly aligned and capable of safely transferring the load. Furthermore, integrating a new luxury addition meant the entire hybrid structure had to be brought up to strict modern Sarasota FEMA elevation requirements and Florida’s rigorous high-velocity hurricane wind-load codes. Doing all of this heavy structural work while a professional photography studio—a business that relies strictly on a quiet, clean, and dust-free environment—operated directly below added an immense layer of logistical difficulty.
The Strategy: Precision Sequencing and Active Mitigation
To keep the client’s photography studio open and profitable, Holliday Group implemented a highly proactive construction strategy tailored specifically for occupied spaces. We engineered advanced dust containment systems and strictly managed noise mitigation, coordinating heavy structural steel craning and high-impact work around the studio’s active shooting schedule.
To resolve the structural coordination gaps caused by the old building’s inaccurate blueprints, our team meticulously field-verified the load-bearing capacity and exact dimensions of every connection point before fabricating or installing any new steel members. Transitioning to the interior, achieving the requested modern residential aesthetic required millimeter-precision. We managed a flawless installation sequence for the high-end interior finishes, specifically engineering the framing to accommodate frameless architectural glass systems and perfectly flush door transitions. Administratively, our team also navigated Sarasota-specific permitting for mixed-use occupancy reclassification, working hand-in-hand with city inspectors to ensure the hybrid residential and commercial space met all current safety, structural, and fire-separation standards.
