The Columbia Restaurant on St. Armands Circle, with its legendary open patio, is a true Sarasota staple. As one of the oldest and most iconic restaurant chains in Florida, preserving its historic charm while upgrading its aging infrastructure was a delicate balancing act. Holliday Group was contracted to execute a comprehensive, multi-stage restaurant renovation.
The strict mandate of this commercial buildout: the restaurant could not close. We successfully remodeled the 17,547-square-foot dining facility one partitioned zone at a time, allowing the Columbia to maintain continuous daily operations and revenue generation throughout the entire construction lifecycle.
The Challenge: Live-Environment Logistics and Historic Compliance
Remodeling a 17,547-square-foot commercial facility is a major undertaking; remodeling one while waiters are carrying trays of hot food to guests five feet away is a masterclass in site logistics.
The primary hurdle was containment. We had to execute structural modifications and finish upgrades without letting construction dust, loud noise, or safety hazards impact the guest dining experience or the kitchen’s fast-paced workflow.
Compounding the physical logistics were strict historic compliance and complex Sarasota municipal permitting requirements. Upgrading a legacy building’s energy efficiency, fire protection systems, and ADA accessibility to modern commercial building codes often triggers compounding delays and massive budget creep if not managed with absolute precision.
